Dear Friends,

I know that many of you were not able to attend the SVN economic forum webinar on September 18.  For your convenience, the slides are attached and the recording can be seen which includes the slides by clicking where it says: “Watch Recording”

Vic’s Take Aways:  Transaction volume has slowed over the past year and investors are holding onto properties because they don’t know what they would do with the money other than pay taxes because everything available is at higher prices.  Retail sector continues to suffer because of obvious reasons.  Suburban office space is emerging as a better bet than CBD office buildings.  Industrial is the lead dog in asset classes for transactions this year.  Multi family continues to show strength.  Surprisingly, cap rates have not really raised much due to increases in interest rates.  Trade war issues with other countries will not have much of an impact on real estate in the short run and it’s too early to tell what they will mean in the long terms.  Appreciate any comments
